On the corner of N 45th Street and Stone Way N in the Wallingford neighborhood of Seattle, this building is in a suburban area that is quickly changing. Multiple apartment buildings and townhomes have cropped up all over the neighborhood bringing with them some innovative restaurants, shopping choices, businesses, and coffee shops. The first two floors of the existing building were built in 1913 with the third floor added in 1985, as well as the modern conveniences of an elevator, air conditioning, alarm system, etc. Walgreens, occupying the first floor, is the nation’s largest drugstore chain with fiscal sales over $47 billion. Keller Williams Realty Inc., occupying the remainder of the structure, is an international real estate company with more than 600 offices located across the Unites States and Canada. The South parcel of this property is currently being used for parking but plans were developed to build a second office and retail building on it with underground parking. Wallingford Plaza is close to the beginning of the Burke-Gilman Trail System at Gasworks Park, Green Lake, the Woodland Park Zoo, Lake Union, and the University of Washington. Our work: Refurbished the existing building including changing the facia for a whole different look. Leased space to Keller Williams and Walgreens Pharmacy. We had designed a 2nd building for the extra land that was to be a three story building with two levels of underground parking. Retail was to be on the first floor and office space on the second and third floors. Phase II has not built yet. We sold the project in 2009.
